The client is responsible for project financing, including hiring and providing any necessary site surveys. These may include boundaries, trees, utilities, topography and other reports, such as soil studies. Not all of these are required for every project. Think of these as required “background” studies that help establish the ground rules for your property.

The architect is responsible for coordinating the information provided by the client and ensuring it is accurately reflected in the drawings. We also work closely with structural engineers, MEP engineers (mechanical, electrical, and plumbing), and other specialists as required.
The builder remains as a consultant to provide feedback and pricing.

DESIGN - FLOOR PLAN

Before starting CDs (Construction Drawings Phase) it is highly recommended to have a design that is settled. Minor adjustments are still possible, but larger changes are costly.
CDs - FLOOR PLANS

The architect includes in the Drawing Set every drawing that may be required to convey the design intent of the project.
CDs - STRUCTURAL PLAN

Plans are no longer limited to architectural space planning, but also include mechanical, structural and systems information.

THE DRAWING SET

The drawing set is the compilation of all the plans, elevations, sections, construction details as well as multiple tables and technical information that the city requires. This becomes the basis for your contract with the builder.
