For any renovation, addition, or ADU, a survey of the existing conditions is necessary before starting the design process. We conduct measurements, take photos, and utilize a 3D scanner to document the existing conditions.

We examine zoning requirements, including setbacks, maximum area, and height. Additionally, we consider factors such as sun and wind exposure, access to natural light and views, site slope, adjacent buildings, and natural features.

Design involves creating living spaces tailored to client’s needs and preferences, taking into account the location, cultural context, and environmental impact. Great design is when functionality, aesthetics, and sustainability meet. This phase’s deliverable is a set of “design drawings”.

Here, the design gets documented through a series of technical drawings, tables, and notes. During this phase, architects may team up with engineers or other consultants as required. This phase’s deliverable is The Drawing Set.

The drawing set may include civil, structural, architectural, interior design, landscape, electrical, mechanical, and plumbing sheets, depending on the scope of your project. Construction documents are crucial for guiding the builder and obtaining permits.

The homeowner is responsible for obtaining the building permit but can hire an architect or consultant for assistance. First, the drawing set and other supporting documents are uploaded to the Jurisdiction. Reviewers issue comments that should be addressed by the architect, homeowner, and/or builder.

In the final phase, the builder or general contractor leads the construction while the architect remains involved as an advisor, helping to resolve any issues. The builder manages a team of subcontractors and coordinates inspections.

At the early stages of a project, loose sketches are the perfect tool to assist architects and owners. Loose sketches are fast to generate, easy to re-do, fix, change, or throw away and start again.

Even during early sketching, we take into account views, daylight, solar warming, and shading.

As some ideas get locked in, sketches may have a scale and dimensions. These are still loose and quick, so many ideas can be explored.

Here's where ideas become closer to reality and we confirm that things really fit as intended.

The architect includes in the Drawing Set every drawing that may be required to convey the design intent of the project.

Plans are no longer limited to architectural space planning, but also include mechanical, structural and systems information.
