What are Existing Conditions?
Existing conditions refer to the current state of your property. Proper documentation is crucial for any renovation, addition, or ADU (Accessory Dwelling Unit) project. This service covers measurements, photos, and 3D scanning to capture the existing conditions of your home.
What’s Included?
Interior and exterior documentation using a combination of measurements, photography, and 3D scanning technology.
3D model views and diagrammatic floor plans illustrating rooms, walls, doors, and windows.
For all new homes, additions, and ADUs, a Site and Zoning Analysis is also required.
How to Book

Notes and Considerations:
Weather conditions: Exterior surveys cannot be conducted in the rain. If we need to cancel due to weather, we will reschedule your survey as quickly as possible.
The on-site process typically takes 2-5 hours, depending on the size and complexity of your property.
How to Prepare:
Ensure that we have clear access to all rooms, including closets.
If there are any sensitive areas you prefer not to have scanned, please let us know in advance.

SELECTION GUIDE
PROJECT SIZE: Make your selection based on the total square footage of your current home/townhouse/etc (an approximate guess is ok). After our documentation process, we will verify and adjust charges accordingly, issuing refunds or additional charges as necessary
NUMBER OF STORIES: Includes all habitable spaces, such as basements or habitable attics
LOCATION: This helps adjust our fees based on travel time to your project.
ZONE 1: Inside DC Proper.
ZONE 2: Within the Beltway.
*ZONE 3, Within the DMV.
*ZONE 4: Outside DMV - Please reach out for custom pricing
*We are working on developing a map to better define the travel costs.
